
what to do if I wanna get out of the rental lease before contract expires?

Now, the problems are: noise from neighbours when they bang the door and talk loudly, a low ceiling with light fittings too bright, and often the smoke detector got activated when I am not cooking, not taking a shower, and not smoking…
I feel so insecure when I am home. The smoke detector is hard-wired, I asked for help but the agent said it’s unable to turn it off as it isnt battery operated.
So, I’ve been looking for other better apartments now. Is it reasonable to break the lease, in my situations? Will the landlord/ real estate agent allow? (In fact I wasn’t allowed to inspect this unit before signing the lease, instead the agent showed me another similar apt in this building)
I am located in Australia (Melbourne), anyone knows if it’s easy to transfer the rental lease to someone else here? The lease is 12-month long, will end in Jan 2009.
Would you share your experience with me plx?

I don’t know what the rules are in Australia but my guess is that they’re similar to the US. Typically, if you were to break the lease, you will have to forego any security deposit you put down. Also, you may be liable for the rent until a new tenant is found or your lease is up (whichever occurs first). There are many reasons why a unit isn’t shown to a prospective tenant, chief among them is that someone is already living in said unit. If the landlord said you must sign a lease BEFORE you could see a unit, that’s a sign for you to walk away. Once you sign the lease, you’re legally bound to honoring it.
